The initial investment to commence the Golden Visa process varies between Euros 280 000 to Euros 500 000 depending on the location and type of property you would like. Once you commence the Golden Visa process on a confirmed cost, there is no further link to the value of the property over the 5 year period. Your Golden Visa process is unaffected by any changes in the value of your property. Therefore, you must meet the investment eligibility requirements of the Golden Visa at the beginning of the process. Legal fees and Golden Visa government application fees are additional to the original investment.

At the start of the process, once approved, you will be issued with a 1 year ‘Resident Card’ which will need to be renewed twice for a 2 year residence card to achieve a minimum of 5 years. After which you can apply for ‘Permanent Residency’. Your appointed lawyer in Portugal will be able to assist you with these processes.

Once you have obtained the permanent residency card you will need to renew it every 5 years, and also show you have your investment in Portugal. For the renewal of your permanent residency card, you will need to have spent a minimum of 14 days in Portugal within the previous 5 years (14 days in every 2 year period).
There have been other interpretations of the Golden Visa process where you can sell your property as long as you still provide proof of self-sustainability such as bank statements, employment contract or other sources of income to prove you can survive in the country. However, the safest option would be to maintain a property investment in the country until you achieve citizenship.
Citizenship is indefinite. To maintain Citizenship you will need to spend a minimum of 183 days in Portugal each year.

Your children must remain fully dependent upon you to be eligible for residency under your Golden Visa process, therefore they cannot be seen to be working in a standard labour contract – even part time. Internships may or may not be acceptable. Advice can be provided by our legal team on how to manage specific internships without impacting the Golden Visa process.
Currently, if in the initial application of the Golden Visa process, the main applicant has applied for his/her dependent, then the dependents have always to be a dependent of the main applicant (and cannot be financially independent). They also have to be single, unless the dependent becomes a permanent resident and applies for the Portuguese nationality. Please note the Portuguese government is currently studying changes to this rule.

SAVI charge a flat fee of Euros 30 000 (no VAT) total which is paid over two years at specific stages. This covers the project management to find and assess validity of site, design management, construction management, quality control, post construction inspection and final handover of property.

- Golden Visa Residence Authorisation Card 1st Issuance – Euros 5325 per family member
- Golden Visa Renewal Fees 1st Renewal – Euros 3196 per family member
- Golden Visa Renewal Fees 2nd Renewal – Euros 3196 per family member
- Permanent Residency Cards – Euros 33 per family member
- 4 family visits to Portugal over the 5 year period for renewals (that is if you are not already living there.)

Application can be made for Citizenship or Permanent Residency after holding the Golden Visa for 5 years. The application will 6-12 months to process.
